I paid a visit to two big communities under construction in Jurupa Valley by Lennar.  Harvest Villages and Riverbend.

Harvest Villages is located at 11915 berlyn dove court, Jurupa Valley. It has been selling for more than two years and is currently selling the 17th phase. They will be releasing their 18th phase this weekend. Below is the sales sheet for the current phase.

Community Riverbend is less than 2 miles from Harvest Village. Riverbend is a larger community, they are building 368 homes with a larger selection of homes for clients to choose from. It has a mountain view and is right on the north edge of the Santa Ana River. It started selling last April, and is very popular among home buyers. Below is the sales sheet for Riverbend of their current release.

Some of the models are pretty much the same, but price wise, residence in Riverbend is more expensive than those in Harvest Villages. According to sales person, there are three main reasons:

1. Lennar bought the land in Harvest Villages at least two years earlier than Riverbend, so the land cost is less in Harvest Villages.

2. School district. Riverbend belongs to Corona-Norco school district, while Harvest Villages belongs to Jurupa unified school district.

3. It cost more to build houses close to rivers.

So here is the question, which one of the two community is a better fit for you?

Here is my opinion. If you have plenty of budget, and would like to enjoy a view and a golf course, go with Riverbend. If budget is a concern but you don't want to compromise the living area, go with Harvest Villiages. Plus, there will be a brand new elementary school within a mile from Harvest Villages in two years.
